    Legionella test kits for Landlords

    Danger Areas

    Landlords have a duty of care for the safety of their premises, this duty of care includes the safe supply of water.

    Where the Landlord holds the responsibly for maintenance or repair of the cold water storage tanks or hot water supply to buildings, then it is prudent to undertake routine laboratory analysis.

    If the Landlord just supplies a cold water feed to each flat or apartment then the cold water storage tanks should be tested for:-

    • Total Viable Count at 22°C
    • Total Viable Count at 37°C
    • E.Coli
    • Coliforms
    • Legionella

    If the Landlord also maintains the calorifiers, electric water heaters, immersion heaters etc then these (or a proportion of these) should be analysed for legionella bacteria.

    Organisations, or self-employed individuals, who provide residential accommodation or who are responsible for the water system(s) in their premises, are responsible for ensuring that the risk of exposure to legionella in those premises is properly controlled.

    This means that they have a duty to assess the risk from exposure to legionella to their staff, residents, guests, tenants and customers by implementing appropriate control measures. This is especially important in residential buildings, where vulnerable people may be at risk, such as retirement flats, or where the accommodation is provided specifically for a group who may be susceptible to legionelloses.
